6 Costly Mistakes to Avoid When Selling Your Home...

The 3 most common traps that homeowners succumb to when selling their home involve their perceived value of the property.  They typically identify the market value of their home based on what they've done to it, the improvements they've made, and what they feel someone should pay for it.  Sellers base their understanding of value on:

1. Their asking price. It's the top number they'd like to get, but often times they become emotionally attached to it. 

2. The improvements to the property.  They typically try to double or triple what they spent to have the improvements made, regardless of the style or materials used.

3. Replacement Cost--how much would it cost to build the house from scratch?

Sellers tend to make their next 2 mistakes by failing to see their property through the buyer's eye.  9 in 10 buyers does not want to improve the property. They want to move in, unpack their boxes, and be in the office 2 hours later.

4. Sellers decide not to make repairs that make the home appear well maintained and updated--a big value to buyers.

5. Seller leave old carpet and wallpaper for the "next person" to take care of, thinking they'd probably rather make it their own style anyway.  At a minimum, sellers should replace these items with neutral or beige colored paint and carpet to create the felling of a blank canvas.
